Broker of Record for Owner-Operators
For investment property owners who self-manage and want compliant broker supervision before expanding.
Short Answer
Owner-operators who manage their own California investment properties often do not think of themselves as property managers. But once an owner starts managing rentals for other people, including friends, family, partners, or colleagues, broker supervision and DRE compliance become important issues to review. Loom Realty provides Broker of Record services for owner-operators who want a compliant path to manage their own portfolio and selectively take on outside accounts. Loom Realty works with owner-operators, small property management groups, and growing California rental portfolio operators.
Who This Is For
Small Portfolio Owners
Self-managed duplexes, small apartment buildings, mixed-use properties, single-family rentals, or a handful of commercial spaces.
Large Portfolio Operators
Owners with enough rentals to need systems, staff, leasing workflows, trust fund procedures, and stronger compliance oversight.
Family and Friend Portfolios
Owners who started with their own properties and are asked to manage rentals for relatives, partners, friends, or colleagues.
Commercial and Retail Owners
Owner-operators handling leasing, tenant relations, maintenance coordination, and rent collection for commercial or retail assets.

Why Owner-Operators Ask About BOR Service
Many owner-operators begin by managing only their own rentals. Over time, people around them may ask for help because they own investment property but lack the time, experience, systems, or interest to manage tenants and vendors. A BOR arrangement gives the owner-operator a broker supervision framework to evaluate that expansion more carefully.
Lawyers, CPAs, and real estate advisors may suggest that owner-operators review licensing, broker supervision, entity, insurance, trust fund, and compliance issues before taking on other owners' properties. Loom Realty does not provide legal advice, but it does provide California broker supervision and property-management compliance infrastructure.
Growth Path
- Start with your own portfolio: Put compliant systems in place for leases, rent collection, trust fund handling, advertising, tenant communications, and document retention.
- Formalize broker supervision: Use a Broker of Record arrangement when your activities require licensed broker oversight or when you want a compliance framework before expanding.
- Accept select outside accounts: Once supervision and systems are in place, you can evaluate managing rentals for friends, family, partners, or colleagues with investment properties.
- Scale deliberately: Add owners and properties only when your files, insurance, trust accounting, staffing, and communication process can support the work.
What's Included
- Broker supervision for covered property management and leasing activities
- DRE compliance oversight and written compliance manual
- Trust fund compliance review when management funds are handled
- Lease, management, and file documentation review
- AOA and AAGLA forms access for management clients
- Advertising review and DRE complaint guidance if issues arise
Pricing
Owner-operator property management BOR service generally fits Loom Realty's Management & Leasing tier: $500/month plus a $500 onboarding fee. If the owner-operator also needs sales supervision, the Full Service tier is available at $1,500/month plus onboarding and includes sales, management, and leasing supervision.
DRE filing fees are separate and paid as required by DRE. Plan around 4-6 weeks for DRE review after complete paperwork is ready and filed, depending on document readiness, business complexity, and DRE processing.
Important Distinction
Managing only your own properties is different from managing properties for others. If you plan to collect rent, lease, advertise, or manage properties for another owner, review the licensing and broker supervision requirements with qualified counsel and a California Broker of Record.
