Short Answer

Loom can review commercial property management without leasing or sales under the Management & Leasing service. No lease or sales transaction fee arises when the approved operation has no corresponding activity, but the actual management duties still determine licensing and supervision needs.

Define What Management Only Actually Includes

Not negotiating new leases or selling property does not by itself settle licensing. Rent collection and other work performed for owners for compensation can fall within B&P Code §10131. Review the actual services and any applicable exceptions rather than treating all maintenance or administrative work as licensed, or all “management only” work as exempt.

  • List property types, owners, counties, expected duties and who communicates with tenants.
  • Identify rent collection, deposits, reserves, notices, rent changes, renewals, negotiations and authority to sign.
  • Review owner agreements, vendor authority, reporting, expenses and record retention.
  • Disclose planned scope changes before adding leasing, negotiations or sales.

What Are the Management-Only Fees?

The standard Management & Leasing service is $500/month plus one-time $500 setup. With no qualifying leasing or sales activity, there is no corresponding $100 lease or closed-sale transaction charge. There is no separate per-property, per-unit or percentage-of-rent supervision fee.

A property-management trust account, if separately requested, reviewed and accepted in writing, is $100 per account per month. One approved account with no qualifying leases or sales would make the monthly supervision and account-oversight total $600, before separate third-party charges.

Review Money Flow, Insurance, and Owner Authority

Map rent, deposits, owner reserves and payments before opening or changing accounts. A separately approved corporate PM account needs proper titling, permitted signer authority and complete records; the DO’s responsibilities are not removed by delegating bookkeeping. Loom does not receive, hold, deposit or disburse leasing or sales trust funds.

Ask the licensed insurance producer to review the actual commercial duties, properties, contractual obligations and insured parties. CGL, professional liability/E&O and any appropriate crime/fidelity coverage serve different purposes. Provide policies, certificates and endorsements for review. Nonresidential deposits have their own statutory framework; do not apply residential deposit rules automatically.

What to Send Before a Start Date Can Be Confirmed

Loom then reviews fit, the BOR or corporate DO structure, agreement, filings, advertising and onboarding requirements. No particular approval time or acceptance is guaranteed.

  • Legal entity name/type, corporate DRE status and individual license roster.
  • Property types, locations, count, owner management agreement and a short duties list.
  • Current broker, intended transition/start date, open issues and insurance evidence.
  • Payment workflow and any existing trust-account information, supplied through the approved private channel.

Questions About This Situation

Is the Sales Only tier required for commercial management with no sales?

No sales activity alone does not require a sales scope. Loom reviews actual duties and may accept commercial management-only under Management & Leasing. Leasing or sales added later needs prior scope review.

Do I pay a lease fee every month if I only manage existing tenants?

The $100 lease fee is per qualifying fully executed lease of 30 days or more, not a monthly charge for each managed property. Confirm the treatment of renewals, amendments and changed duties before doing that work.

Does rent collection need review even if we do not lease or sell?

Yes. Collecting rent for owners for compensation can be covered broker activity. Map collection, access and disbursement authority and obtain the appropriate scope and licensing review.
