Thank you for choosing Kayla Jane Bramante as your Broker of Record. California law requires every real estate company to operate under a licensed broker. As your Broker of Record, Kayla provides the licensed supervision necessary for your property management and leasing activities, backed by real operational experience and proven DRE compliance infrastructure.

This page will walk you through what to expect from our property management and leasing broker supervision services, how onboarding works, and how to get started with your first payment.

Broker Supervision & Compliance

Kayla Jane Bramante provides active, hands-on broker supervision for your property management and leasing operations. This means you have a licensed broker overseeing your activities to keep you in compliance with California Department of Real Estate (DRE) requirements.

  • DRE compliance oversight and monitoring of your management and leasing activities
  • Trust fund handling compliance review to ensure proper handling of tenant security deposits, rent collections, and owner disbursements
  • Transaction file review for your leasing and management documentation
  • Guidance on DRE complaints or investigations if they arise

  • Client account access for document uploads, monthly BOR updates, and applicable forms

AOA Forms

Apartment Owners Association: leases, notices, rental agreements, and property management documentation

AAGLA Forms

Apartment Association of Greater Los Angeles: additional residential property management forms for LA-area properties

CAR Forms

California Association of Realtors: additional forms as needed

Compliance Infrastructure

You will receive our written compliance manual during onboarding. This manual outlines all policies and procedures you are expected to follow, including file documentation standards, trust fund handling requirements, and advertising rules.

What's Not Included

Setting clear expectations is important. Broker of Record services do not include:

MLS access membership

Agents must arrange MLS access independently through a local REALTOR association; Loom can provide guidance on the expected path

Training

We provide compliance orientation, not sales or management business training

Lead generation

We do not provide leads or prospecting services

Marketing or branding services

You handle your own marketing; we review for DRE compliance

Office space

We do not provide physical office space

Onboarding Process

Plan for a 4-6 week California DRE review window after complete paperwork is ready and filed. If you want a specific BOR start date, begin about two months before launch so the BOR agreement, insurance paperwork, and DRE paperwork can be completed without rushing.

Initial Consultation

We discuss your business, current operations, and confirm the Management & Leasing tier is the right fit.

Payment and Setup

Your $1,000 initial payment covers the $500 onboarding fee and your first month of Management & Leasing tier service.

Agreement & Documentation

You provide required documentation including E&O insurance, business entity info, agent roster, and required disclosures and we sign the BOR Agreement.

DRE Filing

We complete the broker filing with the California DRE to officially transfer supervision to Loom Realty. DRE filing fees are separate and paid as required by DRE.

Compliance Onboarding Session

A one-time session covering DRE requirements, file documentation standards, advertising rules, and trust fund handling procedures.

Compliance Manual and Client Vault

You receive Loom Realty's written compliance manual plus client account access for document tracking, monthly updates, and applicable forms.

Go Live

You're operational under Loom Realty's broker license with full compliance infrastructure in place.
